Every now and then we receive a project which is challenging and yet very satisfying. One such project is to convert an old lapidated out of use building, often in the green belts, into a family home.

The demands from the Local authorities are often challenging. Understandibly the local Planning Authorities wish to maintain and safeguard the greenbelt and thus whilst often justified, at times their own guidelines are applied with little discretion and understanding of the effect thy have on the very environment they strive to protect.

The client is asked to provide many reports, such as a fabric survey report,, structural engineer report, bat report , emergency fire facilties requirement reports, fire authorities certification such as access and availabilty of water for fire fighting where no near by water hydrants are available. In most case there is also a requirement for water treatment units or cyptic tanks requiring soil perculation test for the dispersal of treated affluent and approval from SEPA. other reports may include water treatment facilties.

Nonethelss, the very nature of the devlopments, once completed, gifts both Client and designer with satisfaction and achievement.
